Property Surveys

Thinking of buying a house or a flat, or just thinking about getting an extension to your current property. If so, you most definitely need a property survey.

Which Type of Survey Will You Need

There are many different types of survey and a qualified surveyor should always carry them out.

A property survey is different to a ‘valuation’ or valuation report (these are normally carried out by your mortgage lender) and will only check to confirm the valuation of the property and whether it’s suitable for a mortgage. What it’s not, is a detailed inspection of your property that can save you time and money.

There are various types of survey that are produced by The Royal Institute of Chartered Surveyors (RICS), the Chartered Institution of Building (CIOB) and the Royal Institution of British Architects (RIBA):

(1) Condition Report – A basic report that is suitable for all modern properties.

This report was designed and released by the RICS in 2011. The report is designed to complement the mortgage valuation. This report is very cost effective and offers a compact analysis of the condition of a property, highlighting any major risks and legal issues. However it does not include a market valuation. RICS Valuers as well as those who are not part of the RICS Valuer Registration Scheme can carry out this survey.

Please note: The Condition Report is not suitable for older, listed, altered, unusual or properties that are in need of serious structural repair.

(2) Homebuyer’s Report – An extensive report that is suitable for all modern properties.

This report provides all the features of a Condition Report, plus a more extensive inspection on the physical condition of the property as well as the specific areas that need further investigation. Although the report can include a valuation, insurance rebuild costs and advice on repairs and maintenance. It does not include information on wiring, gas or drainage.

Please note: The Home Buyers Report may not be suitable for older, listed, altered, unusual or properties that are in need of serious structural repair.

(3) Home Purchasers Report - An extensive report that is suitable for all types of modern, older, listed, altered and unusual properties.

This report provides all the features of a Condition Report and is similar to the Home Buyers Report, but also provides:

An idea of likely repair costs where possible. An Environment Agency flood risk map in order to determine whether the premises resides within a flood risk zone or directs you to establish this aspect with your solicitor in cases where the map is ambiguous.

Where possible, details as to whether the premises is listed or in conservation area is provided. A full survey with a damp meter is included within the damp section within the report.

Please note: The Home Buyers Report is suitable for older, listed, altered, unusual or properties that are in need of serious structural repair.

(4) Building Survey – A comprehensive report that is suitable for all types of modern, older, listed, altered and unusual properties and those in need of serious structural repair.

This is the most comprehensive type of survey available. Most people are put off by the cost of this type of survey but when buying a house, surely it is better to know what you are letting yourself in for before proceeding. This report will be tailor-made to meet the specification of your property, and will provide the most accurate information about the property, detailing its construction and materials used. This report will highlight all major and minor defects that you and your Lawyer should be made aware of. This survey does not include a valuation, but can be provided upon request.

Remember having a survey (specifically a Building Survey) can actually save you money. If there are serious problems (not captured within the Condition or Home Buyers Report) you can often renegotiate the sale price of the property or have the seller complete any outstanding work prior to the completion of the sale, giving you peace of mind.
